What's Included In The Gold Package

High Priority Tenant package

High to Medium level call out response time as P1/P2 status (see below). Thus depending on property issue & level of urgency assessed by both Property Elevations & Tenant

We deal with the tenant and handle everything ourselves. No contact with the Landlord is necessary. Full peace of mind for both Landlord & Tenant

Professional relationship built to provide security & comfort to the “rest assured” Tenant knowing we are always there

Email & WhatsApp updates to Landlord to keep them in the loop

We handle the total monthly rental income. Tenant pays us directly via Direct Debit. We deduct all fees. Then transfer the remaining monies into the Landlords account providing a detailed invoice

We take all calls direct from the Tenant including Emergencies

We attend site, Identify the fault, Isolate, fix or perform a temporary fix

If we temporary fix, we return to site with materials & complete ASAP

We have an agreed set “Pool of Money” with the Landlord instead of quoting.

If the cost is above, a quote is provided

Gas safe CP12 Inspection & Certification carried out annually (Fee applies)

Electrical property EICR Inspection & Certification carried out 5 yearly (Fee applies)

Energy Performance Certificate EPC carried out 10 yearly (Fee applies)

We carry out agreed term property checks & inspections & report to Landlord

We draw up an inventory list when tenants move in

We take photographic evidence as well as videos of the property state & inventory

We also include in this service a pick up & install any property failed electrical appliances

Maintenance Works can also be added to this package. Great examples of these are if the property requires cleaning or their gardens being looked after

Initial Landlord set up (Fee applies)

No new tenant renewal fee

Minimum contract length - 24 months

Status level of call out
-
Emergency - Once the initial call has been taken, attend the site within 0-3 hours.

P1 - 24 hour response once initial call has been taken.

P2 - Will attend in the next available slot to fix a maintenance issue.
